Smaragda Country House
This design country house has been recently restored by its architect-owner with the personal air and character of a leisure home of the Cretan countryside. The restoration is of high quality while it is furnished and equipped with stylish pieces of neoclassical Greece. The house is situated in the historic centre of the village Anatoli dating back from Byzantine and Venetian periods.
The village, folding down a slope behind the city of Ierapetra, has kept its architectural and agricultural character and is renowned for its healthy climate, dry and cool in summer, warm and sunny in winter, peaceful environment and splendid views to the sea.
The house occupies a privileged position in the village, with the best panoramic views towards the sea. It is part of a historic cluster of inter-weaved village houses, that are tied up together in a marvellous medieval conglomeration (like in Santorini).
The property is laid in one level with the back, side and the gate door toward the old Market Street, while the other two sides are facing the courtyard and the sea. An external stone scale leads to the terrace from where the views are breathtaking. The house occupies a lot of 73 sq m and has a floor area of 56 sq m with 17 sq m courtyard and 45 sq m terrace.
The house consists of a living room with fireplace and dining corner, a kitchen, bedroom and bathroom. The living room is furnished with a traditional sofa that easily converts into a double bed. The house has central heating, air conditioning, WiFi Internet and satellite TV. The terrace captures fantastic views to the sea and to the lower part of the village. Close to the house lays the Byzantine Chapel of St. Mary (its vaulted dome is seen from the terrace).
The location is ideal for all seasons' vacation or long term living, amidst a green and sculptured rocky environment of outstanding natural beauty with olive groves and pine trees. The area offers peace and tranquility of mind and senses, while being equally distanced from some of the most beautiful, sandy, blue flag beaches of south eastern Crete including the gulf of Mirabello, Myrtos beach, Ierapetra long beach and gulfs.
At 12 km the city of Ierapetra offers all facilities and activities of a big city with banks, hospital, shops, supermarkets, restaurants and bars, while the cosmopolitan city of Agios Nicolaos, the capital of the prefecture, is just 30 km away (20 min ride).
Adjoining the Smaragda House is a derelict house called Anemone which can provide additional closed or open spaces (rooms or courtyard) to turn the joined houses into the ideal house for permanent or long term residency in Crete. The resulting house is an exceptionally beautiful and prestigious house, with an elongated facade, representative of the distinctive architectural prototypes of this medieval village.
Anemone House has a lot area of 45 sq m and floor area in two storeys of 90 sq m. It is sold as a ruin at 15,000 euro. It can be restored wholly or partially, according to the indicative schemes Aa or Ab.
For scheme Aa the total floor area of 90 sq m of Anemone House is restored at an estimated cost 150,000 euro. For those who want a smaller but still luscious house, the Ab scheme restores 60 sq m, with an estimated cost of 110,000 euro.
The resulting houses with the addition of Smaragda House are as follows
- SCHEME Aa - SMARAGDA+ANEMONE HOUSES
Floor area = 56 sq m + 90 sq m = 146 sq mTotal Cost = 140,000 + 150,000 = 290,000 euro
- SCHEME Ab - SMARAGDA + ANEMONE HOUSES
Floor area = 56 sq m + 60 sq m = 116 sq m
Total Cost = 140,000 + 110,000 = 250,000 euro
